Two ways to fix a balcony

Targeted repair, tiles stay

Same approach as a shower seal: grout ground out, substrate sealed through the joints, perimeter and penetrations re-detailed, drainage cleared. Good where the slab and falls are sound and the failure is at the surface.

Full re-membrane

Tiles and screed off, slab prepared, new membrane and screed with correct falls, new tiles and drainage. Disruptive and expensive, and the only real answer when the falls are wrong or the slab is saturated.

How we work with body corporates

We provide a defect report the committee can put to a vote, staged pricing so works can run over more than one budget year, and a single point of contact for the building manager. Residents get written notice, we work one stack at a time, and access is booked rather than assumed. Certificates and warranties are issued to the body corporate, not the individual owner.

Whose problem is it?

In most Queensland schemes the slab and the original membrane are common property, and the tiles and finishes are the owner’s. Which means a balcony leak is usually a shared repair, and that’s exactly why these jobs stall for years while nobody agrees.
