From footings to final fix in one contract — groundworks, structure, glazing, plumbing, electrics and decoration, coordinated by your site manager. A typical single-storey runs twelve to sixteen weeks; you get the real number in the quote.
Raise & build under
Lifting a Queenslander onto new stumps and building a proper level underneath — laundry, rumpus room, another bedroom — to council and engineering approval. Eight to ten weeks, most of it from outside.
Full renovations
Rewires, replumbs, walls moved and rooms rethought — phased room by room if you’re living in, flat out if you’re not. The schedule shows which weeks are loud, so you can plan around them.

Asked before most contracts.
Yes — we work with your architect or introduce one of the three we trust, and building control sign-off is inside our contract, not an extra you chase later.
Usually — extensions and lofts are sealed off from the living space, and renovations get phased room by room. The quote states which weeks the water and power blink.
Genuine unknowns — what’s under the floor, inside the wall — get surveyed before we quote, which is why our quote takes a week, not a day. If we still miss something, that’s our cost, not yours. Only client changes change the price.
