Site access

A 3m side gate and a flat yard means an excavator drives in. No access means a crane over the house or a conveyor line, and that’s $6,000–$18,000 before anyone digs.

Rock

Parts of Brisbane are sandstone and shale close to the surface. We quote a per-cubic-metre rock rate up front so it’s never a surprise invoice — and the soil test usually flags it.

Slope & retaining

A pool on a hillside needs engineered retaining, and sometimes the pool wall becomes the retaining wall. Structurally elegant, but it’s more steel, more concrete and more engineering.

Interior & coping choice

Pebble interior and concrete coping is the value pick. Fully tiled with travertine coping on the same shell can add $25,000 — it’s the single biggest optional spend.

Heating & extras

Heat pump, in-floor cleaning, spa jets, water features, lighting. In Brisbane a heat pump adds about six swimmable months a year — of the extras, it’s the one we’d actually argue for.
