1930s terracotta, fully re-pointed

Sixty-odd cracked tiles replaced from salvaged stock to keep the colour right. Ridges re-bedded, two coats of clear sealer rather than a colour change — heritage overlay.

Concrete tile off, Basalt Colorbond on

Post-war three-bedder. New battens, sarking and R3.5 blanket while it was open. Owners reported the upstairs bedrooms dropped noticeably in February.

Hail claim, assessed and rebuilt

Tarped the night of the storm. Initial scope covered 40 tiles; our report got the whole western elevation and the gutters included. Owner paid the excess only.

High-front gutter and leaf guard

Sagging quad gutter replaced with high-front profile and upsized downpipes. Heavy poinciana overhead, so aluminium mesh guard the length of the house.
