Restoration or replacement — how do I know?
It comes down to the tiles themselves. If they’re sound and it’s the pointing, a few broken tiles and the membrane that have given up, restoration is the right call and costs a quarter of a re-roof. If the tiles are delaminating, the battens are rotten, or you’ve got widespread rust in a metal roof, you’re throwing money at a roof that needs replacing. We photograph it and tell you which one you’ve got.
How long does a roof restoration take?
Three to five days on a typical single-storey Brisbane home, and we need two dry days for the spraying. We work around the forecast rather than push through and get a poor finish — if the week turns wet we’ll reschedule the coating stage.
Will you help with my insurance claim?
Yes, and it’s a big part of what we do. We provide the photographic damage report, a written cause-of-damage statement and a full scope priced to industry rates, then meet the assessor on site. You’re entitled to choose your own licensed contractor — you don’t have to use the insurer’s panel builder.
Is a Colorbond roof noisier in the rain?
Slightly, but much less than people expect once there’s sarking and insulation under it — and that’s standard in everything we install. What you gain is a roof about two tonnes lighter, no pointing to maintain, and a house that’s meaningfully cooler in a Brisbane February.
Do you charge for quotes?
No. The roof report — inspection, photos and a written fixed-price scope — is free. The two things we do charge for are a leak trace where we hose-test to find the entry point ($290, credited against the repair) and an independent pre-purchase report ($385), because that one’s a document you’re buying rather than a quote.
My gutters overflow in heavy rain. Is that a gutter problem?
Usually it’s three things together: undersized gutter, not enough downpipes, and a roof with a big catchment area. Cleaning helps for a season. Fixing it properly means high-front gutter and more or bigger downpipes, and it matters — overflow runs back under the roof sheets and rots the fascia from behind.
Do you do units and small commercial?
Yes. Box gutters, sumps, membrane roofs and cassette-style repairs on townhouse complexes and shopfronts. We work with body corporates and can invoice the committee directly with a maintenance report for their records.
What's the warranty?
Ten years in writing on restorations and re-roofs, twelve months on individual repairs, plus the manufacturer’s warranty on the materials. QBCC home warranty insurance applies to everything over $3,300, and our warranty transfers if you sell the house.
