How a sale and property management actually run

The parts people say nobody explained the first time round.

Selling

Pricing is the whole game. A correctly priced house gets its viewings in the first fortnight, which is when interest is highest; an over-priced one burns that window and then needs a reduction, which the market reads as a problem. We would rather have the difficult conversation on day one.

Property management

Tenant find covers marketing, referencing, the tenancy agreement and bond lodgement with the RTA. Full management adds rent collection, routine inspections and repairs through tradespeople we use on our own houses. Most first-time landlords underestimate the compliance side, which is the main reason to hand it over.

Appraisals for other reasons

Probate, separation, refinancing and simple curiosity. These are done to the same standard as a sales appraisal, with the evidence attached, and there is never any pressure attached to them.

Proper photography

A photographer, not a phone. Shot in the best light we can get, even if that means coming back another morning.

Floor plans

Measured and drawn for every property. Listings with a floor plan get materially more enquiries and it costs us very little to do.

Accompanied viewings

Seven days a week, including evenings. We would rather be there than hand over keys and hope.

Sales progression

Chasing conveyancers, building and pest inspectors from offer to settlement. This is where sales are saved and it is not an add-on.

Fees

Three ways we are paid

Sales fees include GST and are payable on settlement only. Property management fees are quoted per property and confirmed in writing before we market.

Selling

Everything included: photography, floor plan, portals, accompanied viewings and sales progression. No fee if it does not settle.

Property management — tenant find

Marketing, viewings, referencing, the tenancy agreement and bond lodgement. Then the property is yours to run.

Property management — full management

Everything above plus rent collection, routine inspections, repairs and compliance. Most of our landlords end up here.

Common questions

Asked at most appraisals

It may not be — but if it is, ask both of us for the comparable sold prices behind the figure. An appraisal without evidence is a guess designed to win your instruction, and you will pay for it later in a stale listing and a reduction.

After the twelve-week tie-in you can leave with two weeks’ notice and owe us nothing. Within the tie-in we simply ask you to see out the period unless there is a good reason not to.

No. Everything is included in the completion fee, which means we carry the cost if a sale falls through. It keeps our interests and yours pointed in the same direction.

If you live locally, have time, and are confident on bond rules, smoke alarm compliance and the current notice periods, tenant find is genuinely enough. If any of those is a maybe, management usually pays for itself the first time something goes wrong.

Photography is usually within three working days of instruction and live on the portals a day after you approve the details. We will not rush the photographs to hit a number, because that is the one thing that cannot be redone once the listing is out.
