Nine rooms. No two the same.

Named rather than numbered, because after a hundred years they have earned it. Rates include breakfast, GST and the cleaning fee — nothing added at check-out.

The four kinds of room

Photographs are of the actual rooms. If the one you want is taken we will tell you which is closest, honestly.

Ground floor, own door onto the verandah garden, claw-foot bath. The one people book a year out.

The Verandah Room — a made bed under two tall windows with gauzy curtains lifting

First floor front, two tall windows behind gauzy curtains, a bed you need a small run-up to get into.

A River Room — a made bed beside a large window with the river beyond

River Rooms

Three of them, all facing the water. Wake up to lorikeets and the first CityCat of the morning, which is a feature or a warning depending on you.

The Eaves — a single bed under a sloped ceiling with a louvred gable window

The Eaves

Top floor, sloped ceilings, a single and a small double. Cheap, warm and oddly the most requested for solo stays.

Rates

Per room, per night, breakfast included

No single supplement, no resort fee, no charge for the dog. GST and the cleaning fee are already in the number. Two-night minimum on Fridays and Saturdays from September to April.

The Eaves

Top floor single or small double. Best value in the house and the quietest room in it.

Doubles facing the water. Three available, so worth asking about midweek even at short notice.

Included

Breakfast, and the things nobody should charge for.

A cooked breakfast to order, bread from the bakery on Merthyr Road, and coffee that keeps coming. The honesty shelf on the landing has tea, biscuits, a corkscrew and a stack of paperbacks people have left behind.

Also included: parking behind the house, a drying room that has saved more sudden downpours than we can count, umbrellas and a dog towel by the back door, and wifi that reaches every room because we paid to have it done properly.

Before you book

The questions we are actually asked

Yes, in five of the nine rooms and everywhere downstairs except the Long Room at dinner. No charge, no size limit, and there are towels by the back door. Banjo, our own dog, will want to say hello. Tell us when you book so we put you in the right room.
No. The building went up in 1904 and the staircase is heritage-listed, so there never will be. The Garden Room is on the ground floor with fewer steps. If stairs are difficult, ring us and we will be straight with you about which rooms will work.
Not at all. Dinner is one sitting at half seven and you book it separately when you arrive or beforehand. Plenty of guests eat on James Street and we will happily tell you what is good on a Tuesday.
No gym, no spa, no room service, no conference space, no lift, and no television except in the Snug. We would rather you knew that now than found out at nine at night.

Free up to seven days before arrival, and we ask for a one-night deposit to hold the booking. Inside seven days we will always try to re-let the room first and refund you if we do.
